How the fees work

Loading the calculator. If it doesn't appear, Airbnb takes 15.5% and Vrbo 12% of the nightly rate plus cleaning.

How the fees work in 2026.

Airbnb

15.5%

Most hosts now pay one host-only fee of 15.5%, taken from the payout. It covers the nightly rate plus cleaning, pet and extra-guest fees. Taxes are not included.

Independent hosts outside the EU moved to it on September 15, 2026, and EU hosts on October 13, 2026. The old 3% split fee is gone for almost everyone. A few countries pay a little more.

Vrbo

12%

For bookings made from October 29, 2026, Vrbo charges a flat 12% commission that includes payment processing. It applies to the rent plus guest fees like cleaning and pets.

The annual subscription is being retired. Subscribers move to 12% when their plan ends. Rates can be higher in Europe, Australia and New Zealand.

Common questions.

Does Airbnb still offer the 3% split fee?

Almost never. The 15.5% host-only fee replaced it for independent hosts outside the EU on September 15, 2026, and inside the EU on October 13, 2026.

Do the fees apply to my cleaning fee?

Yes. Airbnb and Vrbo both charge their percentage on the nightly rate plus cleaning and other guest fees. Taxes are not included.

Are direct bookings free?

Not quite. You pay card processing, usually around 3%, plus the cost of your website. The calculator subtracts the processing so the payback number stays honest.

Your second door.

Direct bookings don't replace Airbnb. They sit next to it, and every one keeps the fee in your pocket.
